Unlike a Lender’s Title Insurance Policy, the purchase of an Owner’s Title Insurance Policy is not a requirement at closing, but it is highly recommended to purchase an Owner’s Title Insurance Policy as it provides you with protection against title defects in the purchase of your new home.
Because you are required to purchase a Lender’s Title Insurance Policy at closing, you can purchase an Owner’s Title Insurance Policy at a discounted rate. If you purchase an Owner’s Title Insurance Policy within 30 (thirty) days of closing, Bluegrass Land Title will issue the Owner’s Title Insurance Policy at the Simultaneous Rate. Purchasing an Owner’s Title Insurance Policy after 30 (thirty) days from closing will result in the charge of the full rate for the Owner’s Title Insurance Policy plus update fees.
